ENVIRONMENTAL DUE DILIGENCE
Phase I & II Environmental Site Assessments
Despite only being a small step in the process, good environmental due diligence is the linchpin of a successful and timely real estate transaction. Concave’s Phase I and Phase II Environmental Site Assessments (ESAs) are the gold standard of the environmental due diligence community. We understand what’s important to our clients: you need to know what potential environmental exposures come with your property and how to sensibly protect yourself from uncertainty. Our Phase I and Phase II ESAs are beyond compliant with ASTM International and USEPA All Appropriate Inquiries (AAI) standards and are meant to satisfy all requirements for you to maintain Landowner Liability Protections (LLPs) under the scope of the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA). Our environmental due diligence reports are the preferred pre-acquisition product of banks and lending institutions throughout the Northeast.
What’s included in a Concave Phase I ESA:
A site inspection will be performed by an environmental professional to evaluate physical characteristics of the site and surrounding properties for potential environmental concerns
Intensive review of historical records and regulatory environmental databases
Review and interpretation of published geological, topographic, and hydrological maps and figures
Interviews with available current and former site owners and occupants
Open public records search for filings associated with the property
